WHAT A FAILING WAREHOUSE FLOOR ACTUALLY COSTS YOU
If your slab is dusting, you're already paying for it. It just isn't showing up on one line item.
Concrete dust gets into inventory, into electronics, and into the wheels and bearings on your lift trucks. Then a section pits badly enough that you have to close an aisle to fix it. The shutdown costs more than the repair does.
Most of the distribution buildings we walk in the Greater Boston area have the same story. Nobody planned to replace the floor. The floor just quit.
WHY CHEAP SEALERS DON'T LAST IN A BUSY BUILDING
A thin acrylic sealer or a low-grade floor paint looks fine for a season. Under loaded pallet jacks and constant forklift turns, the film delaminates, flakes, and exposes raw concrete again.
That usually isn't a bad application. It's the wrong product for the load. A proper resinous system bonds into the slab and takes the traffic as one piece instead of as a coating sitting on top.
SPECS WORTH ASKING FOR
When someone bids your floor, ask what the system actually meets. If they can't tell you, that's your answer.
Compressive strength: 10,000 psi or better for heavy shelving, stacked inventory, and equipment loads. Bond strength: 400 psi or better, so the system doesn't release from the slab. Abrasion resistance: Taber loss under 25 mg against constant forklift wheel friction. VOC: low or zero VOC (under 50 g/L) if you need to stay operational in the building during install.

PREP IS THE JOB
The floor fails at the prep, not at the topcoat. Skip the shot blast or the diamond grind and you have bought a floor that peels.
New England slabs also move moisture. Older subfloors and our seasonal swings push vapor up through the concrete, and a high-build system installed over a wet slab will blister. Test the slab first and prime with a moisture mitigation system if the numbers call for it. Any contractor who won't test the slab is guessing with your money.
THIN-MIL OR HIGH-BUILD: DON'T BUY MORE THAN THE ZONE NEEDS
Not every square foot needs the same floor. Light-duty storage and low-traffic areas do fine at 10 to 30 mils.
Primary forklift aisles, staging, and loading docks are different. Those want a 60 to 125 mil high-build slurry or mortar system that absorbs impact and spreads point loads instead of cracking under them. Spec by zone and you spend the money where the traffic is.

PHASING SO YOU DON'T LOSE THE BUILDING
Nobody in logistics can hand over the whole footprint for a week. You don't have to.
We phase the work. Weekends, off shifts, or one zone at a time while the rest of the building runs. Fast-cure formulations take foot traffic in hours and vehicle traffic in a few days, so the aisle comes back before it costs you a shipment.
WHAT IT LOOKS LIKE AFTER
A finished resinous floor is dust mopping and a neutral detergent. That's the maintenance.
It also closes off the porous concrete, so oils, hydraulic fluid, and de-icing salt sit on top instead of soaking in. That's what protects the slab underneath, which is the expensive part you can't replace.
